Terms & Conditions for Direct Bookings

These Terms & Conditions apply to all direct bookings made through [Website Name] for [Property Name]. By making a booking, you agree to these terms.
1. The Property
Property Name: Riverside View Wooler
Location: 5 Weetwood Close, Wooler, NE71 6AX
Owner: Nichola Hope Schmid
2. Booking & Payment

A booking is confirmed once we have received the required payment and you have received written confirmation.

A deposit of £250 is required at the time of booking.

The remaining balance must be paid no later than 30 days before arrival.

If the balance is not paid by the due date, we reserve the right to cancel the booking without refund of the deposit.
3. Prices & Fees

Prices include accommodation and normal utility usage.

Additional charges may apply for:

Cleaning £150
-
Security/damage deposit £250
-
All prices are shown in GBP
4. Security / Damage Deposit

A refundable damage deposit of £250 may be required.
-
This will be refunded within 7 days after departure, provided there is no damage, excessive cleaning required, or breach of these terms.
5. Cancellations by the Guest

Cancellations must be made in writing (email is acceptable).

Cancellation fees are as follows:
-
More than 60 days before arrival: Full refund minus deposit

30 days before arrival: 50%
-
Less than 30 days before arrival: no refund
-
We strongly recommend taking out travel insurance.
6. Cancellations by the Owner
In the unlikely event that we must cancel your booking due to circumstances beyond our control (e.g. property damage, force majeure), you will receive a full refund of all monies paid. No further compensation will be payable.
7. Check-In & Check-Out

Check-in: from 4PM on day of arrival

Check-out: by 10AM on day of departure
Early check-in or late check-out is subject to availability and prior agreement.
8. Occupancy

The property may only be occupied by the maximum number of guests stated at the time of booking.

No additional guests are allowed without prior approval.

We reserve the right to refuse entry or terminate the stay without refund if occupancy limits are exceeded.
9. Use of the Property
Guests agree to:

Take good care of the property and its contents

Leave the property in a reasonably clean and tidy condition

Report any damage or issues promptly

Respect neighbours and local community
10. House Rules

No smoking inside the property (smoking permitted only in designated outdoor areas, if applicable)

Pets: dogs allowed

Parties or events: Not permitted
Failure to follow house rules may result in early termination of the stay without refund.
11. Damage & Breakages
Guests are responsible for any damage or loss caused during their stay. The cost of repairs or replacements may be deducted from the security deposit or charged separately.
12. Liability

We are not responsible for loss, theft, or damage to guests’ personal belongings.

Guests use the property and any facilities (e.g. pool, garden, parking) at their own risk.

Children must be supervised at all times.
13. Force Majeure
We are not liable for cancellations, changes, or interruptions caused by events beyond our reasonable control, including but not limited to natural disasters, pandemics, government restrictions, or utility failures.
14. Complaints
Any issues should be reported as soon as possible during your stay so we have the opportunity to resolve them. Complaints raised after departure may not be accepted.
15. Governing Law
These Terms & Conditions are governed by the laws of [Country], and any disputes will be subject to the exclusive jurisdiction of the courts of that country.
16. Acceptance of Terms
By making a direct booking and/or staying at the property, you confirm that you have read, understood, and agree to these Terms & Conditions.
